The Fit Out project

Headquartered in Croydon, M&G Real Estate are one of the UK’s largest and longest established property investors in the UK. They acquired a tired 1980s office that they wanted to transform into the best workspace in Croydon’s burgeoning enterprise zone. It called for a complex reconfiguration, comprehensive refurbishment and extension over 57,000 square foot of space.

Working with Barr Gazetas architects, BW Contracts Manager Dave Andrews led the fast-track project. With more than 20 years’ experience in the refurbishment and high-end retail fit out industry, Dave is renowned for his impressive technical trade background, exceptional attention to detail, and coordination and planning skills.

The works comprised a high-quality Category A fit-out across all five floors of the building, refurbishment of the façade and a roof replacement. BW also installed a new air conditioning system, new toilet facilities for each floor, and secure cycle parking and showers. External landscape improvements were designed to benefit tenants, local residents and a neighbouring school.

A key feature of the project was the relocation of the main entrance and reception to the side of the building. BW bought to life the dynamic design, which featured a dramatic sculptural entrance canopy with black, anodised fins, integrated lighting and an exposed concrete waffle ceiling that reveals the building’s structure. The clean aesthetic and linear light fittings also helped to modernise the office floors.

Soft landscaping improved the streetscape that in turn benefited the tenants, residents and the local school opposite. The building was also re-roofed, window frames were refinished, and the overall façade was cleaned. BW’s ability to communicate at all levels and lead teams effectively, combined with a commitment to delivering projects Defect Free, ensured premium results were achieved for the client. The project outcome added significant value to the property and prior to completion, the building was pre-let and then subsequently sold to Superdrug.

The project achieved an EPC ‘A’ rating and BREEAM ‘Very Good’, producing an exemplar of how contemporary additions and refurbishment can simply yet effectively transform a tired building, create value for the building owners, and aid the wider community.
